Commercial cleaning is the broad term for cleaning any business space, recurring or one-time. Janitorial service means routine cleaning on a set schedule. Most offices need recurring janitorial service as the base, plus one-time commercial cleaning like carpet extraction or a deep clean a few times a year.
This cleaning glossary explains the commercial cleaning terms that show up in quotes and scopes: scope of work, frequency tiers, cleaning versus disinfecting, par levels, flat monthly pricing, prorated billing, Net 15, assigned cleaners, photo reports, and the re-clean guarantee.
Restroom supplies for an office stay stocked with par levels: a set amount of each item kept on hand and refilled on a schedule. Track a few weeks of use, add a buffer, and check dispensers on every cleaning visit so nothing runs empty between them.
Office keys and alarm codes change hands at onboarding and belong in an encrypted log, with entry and alarm times recorded on every visit. One assigned cleaner keeps access tight, and a separate alarm user code gives you a clear record you can revoke any time.
A cleaning photo report is a text sent after every visit with the finish time, the checklist count, two or three photos, and the time the alarm was set. Read it in under a minute, and call if anything in the scope was missed for a re-clean within 24 hours.
A commercial cleaning walkthrough takes 10 to 20 minutes on site. It covers every room, the restrooms, floors, entries, breakroom, access, and your preferred nights. Within 24 hours you get a one-page flat monthly bid with the scope, nights, price, and start date.
Commercial cleaning pricing usually comes hourly, per square foot, or as one flat monthly rate. A flat price is built from time per visit, visits per month on a 4.33-week basis, and supplies if included. Nights per week moves the price most, and five-week months cost the same.
Most offices between 1,000 and 5,000 square feet need cleaning one to three nights a week. Size sets a starting point, but foot traffic, client visits, restroom count, and breakroom use decide the final number. Full trash and tired restrooms by midweek mean it's time to add a night.
An office cleaning checklist works best as a written scope agreed before the first visit. It should name every area, describe each task, and set how often it happens: every visit, weekly, or monthly. Supplies, access, and proof of each visit belong in it too.
